In-Depth Design

At Choice City Home Services basement finish projects are where we excel! Our team has honed a process to make your basement finish project go smoothly so you don’t have to stress about it, by utilizing our basement design consultation!

After you have had a free phone consultation with a member of our team you can then schedule our in person basement design consultation.

During your design consult with one of our basement pros we will take the time to understand what your needs are as well as wants and dreams for the space! We will do a pencil drawing of your space, working through different ideas for how to best use the space and what options you have. Our design begins with an in depth inspection (more on that next) of your basement taking note of plumbing and other features that will dictate how we can use the space.

Once the pencil drawing of the space has been agreed upon, the drawing will be submitted to our draftsperson to render an architectural drawing like the one pictured above.

Full Preconstruction Inspection

During your design consultation meeting our pro will be inspecting the entire basement, using our checklist to be sure we get a full idea of what your project will require.

Our inspection includes a measure and inspection of the entire space.

• Floor and walls checking for plumb and level, noting cracks, heaves and potential leaks.
• Existing insulation and what your new project may require.
• Electrical circuits in the basement, assess the panel for available slots for new circuits or assess need for a sub-panel.
• Plumbing, water heater size as well as your homes future hot water needs, and inspection of drain lines and locating.
• Heating and cooling needs, noting the size and age of your HVAC unit and if it is sufficient to maintain comfort in your home.
• Window sizes and locations to be sure they meet code for the necessary emergency egress.
• Ceiling height as well as locations of beams, HVAC lines and other utilities that may be in the way, or may need to be moved.
• Besides the inspections we will be walking you through the finishing process and answering any of your questions about the process!

Zero Commitment

Too often if you are looking for a free estimate you will get exactly what you pay for, but who are we to complain if it is free? What we are offering is a professional basement design consultation, that will give you the information and tools you need to make a good decision about your project!

The cost of this consultation is a calculation of how big your project is projected to be and how much design work is needed. But under 1000 sq feet this service will be roughly $500-$800, under 2000 sq feet and you can plan on $800-$1200 for basic basement designs!

At the end of your design consultation you will receive in a PDF:

• Full Architectural floorplan which is ready to submit with the permit application, and can be given to other contractors who dont have a architectural floorplan, so all bids can be apples to apples, a better comparison that is!
• Selections list showing either specific products or budgeted line items for things like carpeting, vanities, lighting etc.
• Local code paperwork and requirements for basement finishes as well as for contractors.
• Permit paperwork and/or instructions for filling them out online depending on the jurisdiction. (your contractor must fill these out for you.)
• Our own contract with a hard bid and example of our unique “pay as we progress” payment system.

At the end of your basement design consultation you have in your possession the tools that you need to plan ahead for your future project, or to pass on to your prospective contractors all to bid on the same project.
